Methods of Appointing

AT Architectural Consultancy

1.Design Only

The client may wish to appoint ATAC on the basis of Design Only

This method of appointment involves,-

Stage 1. Feasibility Study and/or

Stage 2.Design Stage only

See Stage 1 (Feasibility Study), and

Design Stage 2 (Approved Design, Planning and Building Regulations Applications)

2.Design & Contract Management

The client may wish to appoint ATAC on the basis of a Designer/Contract Administrator

This method of appointment involves Stages 1, 2 & Build Stage 3, and involves,-

3.Contract Management ( Build Stage) as Contract Administrator

Preparation and issuing of drawings, specifications and contracts to builders for tender purposes.

Issuing instructions to the contractor.

Agreeing the Build Programme and stage payments/valuations etc.

Holding regular site meetings with client and contractor. (issuing minutes of meetings)

Issuing Certificates under the contract, e.g., payment certificates, practical completion certificates, and final certificate.

Valuing the works and agreeing the final Contract Sum.

Dealing with the contractor’s applications for extensions of time, and contract variations

Inspecting the works at stages during the construction and preparing defect lists at practical completion.

The role of the Contract Administrator is to act on behalf of the client as a ‘go between’, between the client and builder, ensuring the works are properly carried out in compliance with the building contract, drawings, specifications and agreed programme.

NB. This is not, however, a duty to supervise the works.
